The Process

When you contact Rosegate Building Consultants, you will be dealing directly with me, Richard Gray. I handle all projects personally and only take on as much work as I can do by myself.

The first step is for me to establish what it is you want to do, and when I have a comprehensive understanding of your requirements I can then offer you my FREE advice on how best to proceed with your building project.

If I think I can be of assistance then I will make clear the process of how I will manage your project, I’ll explain the tasks involved and how I intend to execute them. I’ll show you some previous projects that we’ve done and introduce you to some former clients, so you know before you put pen to paper you're dealing with a professional.

I will explain my fees and demonstrate how I will save you time and money and give you peace of mind. If you agree we sign a contract and the work begins.

If you require me to find you a plot of land I will provide you with a number of choices, and once you’ve made your choice I will assist you in the purchase of the land if you require me to do so.

My Methods

I believe that the Project Manager (Me) or Owner (you) should have plans drawn up by a qualified Thai based architect. The reason; if you agree to a builder drawing up your plans, he will expect to get the building contract. However, if his price is too high and he doesn’t get the contract then there will be a conflict over the ownership of the plans.

Some Thai builders give building quotes based on price per square metre. In my opinion this is not advisable as the answer is often very vague (e.g. 12,000 - 25,000 baht per square metre). It is far better to let me the Project Manager, obtain specific quotes from individual builders I know are suitable for your project, for the total build costs of the house project.

I have a number of builders I prefer to work with, as I know the quality of their work and I can assure you that you are getting what you are paying for. However, I would be happy to meet with your recommended builder, if you have one, to see if I think they can deliver the job in hand.

When we have agreed the architect’s plans we select our builder based on recommendations and price. Once we have signed up the builder then the construction work can begin.

Rosegate Building Consultants will oversee your project on a regular daily basis and report back to you weekly, saving you any concern. I will email or fax you with photos and a complete weekly report of that week's work. If you then want anything changed, a larger door, different tiles, etc. then you can then let me know and this information will be passed onto the builder as soon as possible.

I will also inform you of when you need to make payments to the builder.

I will be on site all the way until completion checking quality and standards, making sure time schedules are being maintained and no unnecessary problems occur.

The Rosegate Contract

Please view ‘our contract’ , you will see that we give you a get out clause, so if for any reason you feel we are not meeting our obligations or you simply do not want our services anymore, you can terminate the arrangement and the building project will not be affected
